As a defense if rules ever did get added to ban air bnb definitely do what @Rick Borgo said and run long-term rental numbers as well so you have a back up.

Here is the scenario:The renter reported an incident from earlier in the day. " I went to back up and did not realize the garage was open 3/4 of the way. ( I am assuming it stopped due to being too cold). that said my car hit it and so my husband called a repair guy and he came out and fixed it to be functional.

SO to answer your question plainly, in order to make a private lender like me feel confident in you and your investment you will need to have a property, a clear understanding of the market that property is in,  (bonus if you have recently sold comps within the past 6 months w/in 1/2 mile of the property to provide up front supporting the property value you think), a clear vision for what your investment strategy is, supporting documentation to back up your ability to pay your loan, share your experience, credit score and anything you think they might uncover, and communicate clearly as to what you are looking for from your lender.

My neighbor doesn't seem to think that his sewer line is the problem, so we finally agreed to split the cost of a camera inspection of his sewer line to see if it is compromised or not.My biggest issue is what to do if he does not want to fix his sewer line, which I believe is causing sewage to backup on both of our properties (mostly on mine).

In case of an unforeseen issue where I have not sold the house after 6 months, I will have a backup payment plan in place that will pay them back over the next 2-3 years.I'm curious to see what others think.

All 3 water heaters are electric and toward the end of their usable life. scenario 1: Total $19,4001 new gas boiler, $6K2 gas burners to use on existing boilers, $6K3 new water heaters, $3,600chimney liner, repair, waterproofing etc, $3,800 scenario 2: Total $17,6253 new high efficiency wall mounted combi units $16,500chimney work $1,125I'd appreciate any insight regarding this process, the high efficiency units, maintenance, reliability, availability of parts, ease of use and repair or if there are any other alternatives I should be considering.
