I've attended some quick start classes and their very helpful.

I am preparing to attend a 3 day Fortune Builders seminar in a few weeks.

There is no separate charge to the home owner in these events because such work is baseline and already paid for in HOA dues.

I am a newbie as well and I would suggest attending your local REI club chapter.

That is a RARE event here ...I did buy a foreclosure a few years back in Beaverton ( home of NIKE) and the home next door was not occupied .. but the owners wife had died in it. he would not sell and just let it sit there .. but tax's were current and yard was mowed

I have listings sent to me by Realtors...wholesalers...bird dogs...plus attend tax sales and foreclosure sales and do driving for dollars...deals are few and far between...I called on one yesterday and it already had 5 showings and was under contract in 12 hours...I would buy all day long if the deal makes sense but most are way over priced and can not make money on them as rentals and I don't think appreciation can go up much more...so I really want this one...I talked to him about partnering but he wants to do it on his own so he can make all the money ...
