He should be able to take care of most issues over the phone.  

I would certainly of had my insurance company on the phone to get a binder # before I handed over the cashiers check.Not saying that this is the case, but it seems eerily like a former owner was trying to have vengeance on the bank...  

An educated buyer doesn't need them, and an uneducated buyer is going to misinterpret all the write offs people use against their properties like mileage, cell phones or whatever other business expenses whether legitimate or not people assign to their business.

Instead, I broke the rules about no cell phone use in the office and took pictures of about 50 files with the name of the deceases, the petitioner and living relatives. 

Airbnb brings me most of my business and the calendar functionality works great and you can manage your entire listing from your phone.

After that, it was hitting the phones to get some listings. 

I did my first DM marketing a few days ago and I've gotten 2 phone calls!  

Unless you're a ruthless savage on the phone or down to bust your *** door-knocking (or just have really good friends and family like I do), then it takes some time.
