The city is most likely going to put a time limit on razing the property, so you'll need to find a good demo contractor that will haul off the debris, cut the foundations below grade per city requirements and fill the basement/restore the site.

If so, Carrier, Bryant, York, EMI, would likely have replacement parts more available than a foreign manufacturer like Daikin, LG, or Mitsubishi.

You are right you can't find that type of deal in parts of New York, but you can find that deal within the entire state of New York or you can find a different deal.
