This may be a way to get around the 10 property cap but the terms will not be very attractive and you will need to have a good deal of equity.Another option is owner financing such as purchasing properties on a land contract.Another option is finding partners or placing properties into corporations.You can also look into hard money lenders.

I have two commitments for the money to buy the property.Here is the deal - I will foot the bill of the construction/closing costs ($75k - $85k) and my partner will solely buy the property ($195k).

Most of the agencies have horrible yelp reviews and worse reputations; they are known for giving landlords BS background checks and not being good partners.

I got a partner to handle things like answer phones and deal with the sellers because calls always come in during the day and he can answer them.

So, it's important to know what you intend to do with land that you buy (or control) before pulling the trigger.If your intention is to build, as spec builders do, I'd get a mentor or partner with that experience.
