I recently sold a property to get more liquid, but am paying off some properties, so, if the crap hits the fan, to be able to be able to weather a storm. 

If they feel like they were taken care of and are fully educated on the loan, you will have a fan for life and they will refer other clients over to you.

Improvements such as but not limited to thefollowing are installation of ceiling fans, book shelves, shelving, lightfixtures, etc.

@Jesse Olson As a Tesla Model 3 owner and an EV fan in general, I'm intrigued because this is the first time I've heard anyone mention building a charging station as a for profit enterprise. 

Bedrooms have new carpeting and fans with light fixtures.
