@Charlie HaaThe reality is the information in your post is so limited, that nobody on here can give you the right advice because they don't know all of your goals, risk tolerance, timeline, etc.

Starter homes will likely keep staying hot as the inventory is so low and affordability is getting nuts for the majority of wannabe homeowners (making sub $75k per year).

@Daniel Riley we manage our own properties and know how important the tenant selection process is. So

that is so low, its nearly insulting, typically you'd ask 100%, 50% or 0%.

There is so much cheap money out here that there's a lender who will accommodate you.

I wish I would have discovered BP sooner because it is so on-point and loaded with educational content for residential investing. 

The whole premise of a wholesale is that you got to be good at doing your due diligence, that way, you will be selling to someone a deal that is so good that even you yourself wished you could have invested in it.
