@Courtney Huber I don't know the current condition of the bathroom on the 2nd floor other than it being a full bath, but assuming it's already decent (doesn't lack something that would be normal/expected in your market), I lean in favor of the laundry.It sounds like expanding the existing bathroom would be just making what you already have (full bath) a little better, whereas adding the laundry would add a whole new feature (ability to do laundry on same floor where the bedrooms are, if that's where they are).

the underground stream running through the basement seems like it would add value :)  you could do all sorts of cool things with that as a water feature. !!!
