Eric,I saw your e-mail for this property and have received your yellow postcard in the mail (I liked the yellow postcard by the way...it definitely perked my interest to take a second look at the property).The first issue is that it doesn't appear to be in the greatest area (I would have to visit the property to confirm since I don't do much investing in West Baltimore).

The auctioneers have the mailing lists and emailing subscriptions to get the max number of buyers.

Oh, and I forgot to mention:The list was only about 64 people and I only sent them 1 letter, with about 10 pieces of returned mail.

I have contacted the agents I know personally with great results but I would like to introduce myseld and my service to other local agents.I have had limited success with mailing post cards.

Meaning if you mail out to a list of 1000 people, you will need to be prepared to mail out to them four more times (once a month) to see results.

Going to the property and collecting cash or check usually works too so that you can insure the rent isn't "lost in the mail".

Some evicted lowlife e-mailed you wanting a rise out of you.
