Searching for the best list brokers out there to seek out absentee owners, probates, and traditional homes that match specific criteria (50% equity or higher, under 2,000 square feet, etc).

A lender that sells to the open market and doesn't keep the loan, probably won't give you a traditional mortgage in the LLC.

Money is cheap through traditional financing.

I can tell you that many traditional lenders order and receive title insurance all the time for properties that they expect to buy back from a sheriff's sale.

Then they got me tenants and transitioned into a traditional PM role.Benefit of a OOS investor is that I don't have to deal w/ it.... at all.

I am house hacking too @Christian Tallet, so I can completely relate to your situation.
