We will start marketing the $3k unit next week once a few little loose ends are tied up (bathtub fixtures, hooking up appliances).

Maintenance in the next few years should be low considering I just fixed everything in order to sell, and appliances have all been upgraded in the last couple of years.  

You don't want to abuse this and ask for tons of quotes, but espeically if they know there's a good chance of getting the work, most will offer a bid (just make sure they've either included everything or that you add in anything they don't bid, like say the appliances).As far as the value goes, the best and really only way to do that is with comparables.

I had a mobile home company quote me ten brand new mobile homes with all appliances and Ac delivered and installed for $23,900.

If you're seeing lots of dogs, appliances outside, and clutter everywhere be prepared to spend a lot of time changing tenant behavior, which takes a significant amount of effort and should be reflected in the price one way or another.I always ask about the tenants and if multiple homes are owned by a single person to see if there's any red flags.Oh yea, cats.  

New plumbing, new electrical throughout, new electric wall heaters, new windows, drywall, stucco, roof, LVT flooring, and appliances.

The renovated units look great with all new stainless steel appliances, new kitchens, bathrooms, new flooring, etc., and I am increasing the rents by about 30% of what I was getting (may even be able to get more, since the current rents are below market and haven't been raised in 10 years). 

Do you not have home warranty on appliances?
