Cheap mobile homes or something a little nicer??
Alright guys I have decided to buy ten mobile homes instead of building more duplexes. The main reason being that the return on my investment would be far greater. So now I have another question. I had a mobile home company quote me ten brand new mobile homes with all appliances and Ac delivered and installed for $23,900. It also comes with vinyl siding and a composition roof, one year warranty. Even tho they are brand new they are not the best of quality. My question: should I buy these at that price that would provide an exceptional return but could maybe be a little more trouble in the future or spend another $10,000 per unit and buy something of better quality? I feel like if I can build my cash flow now then I can use that to buy single family homes or anything else really.

Is that 23,900 each or total for ten?
Based on the fact that I see 20+ year old Mobiles for sale all the time I'd say you are probably OK with the lower cost option. How long are you realistically going to hold them? If you can cash flow and make a good return over the next five years and then sell them off, even for a discount seems like you'd be alright.
