Many universities (like the UC system’s “concurent enrollment” in California) will let you take classes for credit without even applying for admission.I personally do not think that just reading a book is the same value as taking a university course because when you take a class you will be forced to really study the material, grapple with it, work with it on exams and projects, etc.Economics 101 - macro or micro.

I'm not a lawyer, nor do I play one on TV, but I've heard of others in similar situations having to go to court to get a partition decision to force the sale of the property.

Ultimately, if the tenants aren't going to cooperate, then there's not a lot you (as the wholesaler) can do to force them to (even if it's in the lease), and it doesn't sound like the current elderly owner is in a position to get involved.

You see, ceiling fans are far heavier than a typical ceiling light fixture, and the rotation of the fan also introduces some higher forces on the mounting than a normal ceiling light fixture.

Any place you invest you need to have one of the following be true in my opinion:1) purchase considerably below market value (very challenging in a red hot market)2) force appreciation though increase rents or rehab (easier if you have skills/desire/patience)3) be able/willing to wait for the next cycle (5, 7,10,15, 30 years, think Texas in the late 80s)4) have great positive cash flow that you can weather rent loss or massive reductions in rent to the tune of 30-50%.
