What do you feel safe investing in - appreciation banking on home prices to increase, or are you aiming for straight cash flow and ROI?

What would be a conservative unit cost to rent ratio that would signal a good deal, using a safe 50% for expenses.

Would like to be within 1 hour to airport, 5 + acres would prefer 10-25, private, safe, partially wooded/mature trees/scenic lot, some kind of inlaw suite or small guest home, total sq ft with guest space 2000-3500 sq ft, $600,000 max investment would prefer lower though. 

@rasminjacob what i will tell you is I co-own a construction company that works a lot with investors and we are getting steady jobs in Riverside, not so much cause of Port Covington, but because its the last area thats safe that hasnt been totally developed.

I'd play it safe near DU or CC, but that's me.  

@Jay Hinrichs And this is one of the many reasons why newbies should buy safe and secure SFR's.  

We need to use some safe standards for fixing and flipping across the board for this strategy but ultimately I'm finding more and more is you also just have to find what works for you in your market(s).

We replaced roofs, refinished the interiors, repaired staircases to top units in order to make them safe for usage - they were in horrible + unsafe condition upon purchase.

We are thrilled to be able to provide our current tenants with renovated + safe access to their units, update their interiors, address some ancient HVAC systems and bring their roofs up to standard.

I would just tell them if they find a safe alternative to go ahead with it
