Owner also pays water, trash etc, and insurance and taxes are probably not low.In general I've found that MLS listed properties are not listed for below market prices, but further checking might prove this to be a good opportunity for you.BTW, from what I've seen in the Bay Area, some of that $150K gain you've seen in two years is probably "borrowed" appreciation from the next 3 years.

I just don't like bothering him because about 90% of my offer from him get rejected and to ask for comps on a fsbo i don't think that would be good for our relationship. i'm located in the pa boones and most data bases are not here plus the homes can range from $15,000 to $400,000 I don't realy want to spend all day at the court house finding this information. thanks everyone.

I usually look at the mls in my two zip codes a few times a week and right now there are at least 4 SFRs in the $50K range and about a dozen or more in the $90K-$110K range.
