Try to find a deal in Nashville that will cooperate with your 1031 exchange, someone who can wait a little while for your San Diego property to sell (probably not something that's on the MLS). 

Second and third deals contracts signed and pending -- So excited - but wait... they want full executive summary and business plans with 3 year projections...

It's probably at the highest value it might be for a while and your equity may be at it's peak but all properties may be at their peak market value currently but you might get a better deal if you wait a little while when the, and if, goes back down with its typical cycle.
