I think Real Estate is by far the BEST investment vehicle available, safest and biggest returns due to leveraging and other tools.

They have all  set up with Title company - they will have cash money and tools to perform due diligence and valuation of property etcHis ( her ) attorney will work with bank to determine payoff - on mortgage and some times negotiate lower payoff.D   You need to know - understand how to determine  after repair value of the house - ARV. 

My personal opinion is that there are a ton of tools here on BP, ebooks, podcasts, webinars, blogs, etc, that you can learn a TON from for much, MUCH less money, if not for free!  

I am a General Contractor in Southern California, and I want to exchange my tool bags for clean pants with bigger pockets.

Do the figures include the tools to do the work as well?

I know it is a much more accurate marketing but given that I have a VA scouting CL I would like to maximize that tool as well.Thanks all again for your valuable input.

I love tools so I buy them.
