As a contractor.................

I just recently found BP, and must say how impressed I am by the free flow of information. We got rained out of work today so I've been exploring the site, and haven't left the computer all day. Thanks!

I am a General Contractor in Southern California, and I want to exchange my tool bags for clean pants with bigger pockets. I love what I do, but I realize I can't do physical work for ever. I am looking for an "exit strategy".  I still have time, and I want to use my skills to benefit my family and me first  for a change.  There isn't much we haven't dealt with, or much we wouldn't take on with a house. Flipping seems like a good fit.  I am asked often "why don't you get involved in real estate"? So here I am. I think I can get my hands on some money, I just need the knowledge and gutts to ask.

My questions:  is SoCal an especially challenging place to invest, just how much money is saved by not having to hire a project manager and 75 percent of rehab labor?(which is me) diversity my friends diversity.

Thank you
