So I contacted a FSBO owner today.

At the end of the day it's based on you and how you want to grow, some people choose the steady pace and pay off debt quickly and some people leverage the debt to grow quickly.

Going in I knew it was tenant occupied but on a month to month (but paying weekly) and it was a fast close and typically I deal with any inherited tenant situation while still in escrow and have some kind of contingency/agreement in place for that but I bought through a wholesaler this time and it was basically a no contingency deal.

For now they keep going up but those too will change or at least not at this pace.

Many investors are willing to close fast if it includes this kind of return, as long as they have clear title.  

When I started in this business 19 years ago,( and there are plenty of folks on here who preceded me ) we didn't have access to the technology that has been able to disseminate the educational portion of this business, like it does today.
