The only issue is that you will have to turn it into a rental/investment property before you can turn it back into your residence.

The issue we are having is the property doesn't "legally" cash flow enough to qualify for DSCR, and, for seller finance, they have unrealistic terms.

If there is new construction happening around the area, then there is a good chance that someone will be interested in buying it.The biggest issue I see is the fact that you are trying to wholesale it, which means a relatively quick close.
