Obviously I accept children and have children in my units and do not discriminate in any way against any type of tenants but feel like if you end up missing out on a few prospective tenants because they’re young children can’t use your shower only bathroom I’m sure there will be other tenants around the corner who will love the shower and be happy to have it.

One option to consider, assuming you and your siblings are fortunate enough to be in this situation is for the property to be assigned to you only and if there is enough other inheritance to equal things out for everyone, the rest can be spread around to level it out.

With an assumable VA Loan you are taking the loan exactly as it sits, and covering the difference in cash, or through a second position loan option in order to purchase (which includes equity spread + closing costs)... so that may limit your options.
