I would say speed is not what you need, manage the sellers expectations!

Greetings fellow BP'ers in San Jose, The High-Speed Rail Authority Board of Directors recently issued an update on their 2016 Business Plan. 1 of the 4 points mentioned Merced as a strategic service station that would allow residents living in Merced in 2025  to get to San Jose in less than 1 hour.

This will speed up your progress in investing.

If so, you can be fairly certain that the listing agent will have the other buyers on speed dial in case something comes up.  

I have been reading different real estate books and blogs for about six months now, but figured getting involved in the Bigger Pockets forums would be a good way to speed up the process.I recently graduated from college and am substitute teaching. 

My business partner and I created Northstar Property Solutions , LLC earlier in 2012 and are tackling the real estate business full speed.

Along with most of the areas already mentioned, the neighborhoods around Powderhorn Park and south of there are also on the up and up.There are a lot of areas in Minneapolis with potential, but speed is key as inventory is getting snatched up fast.
