There is an issue with titles, circumventing foreclosure laws and equity limits established requiring a judicial route.

In my opinion wholesaling is the wrong route to go for beginners...  

Do what you need to do to acquire buy and hold properties is in my opinion a great route to take.  

When I heard about buying and holding I knew I wanted to go that route though  I had NO capitol to put 20% down on my first mortgage or enough cash to offer a distressed seller to take over there's.  

The hard money then refinance route works when you have a way to add significant value.  

Regular people are shut out of downtown and midtown. 

Therefore while I self manage and do it all myself, I know a lot if people follow up and check in regularly to make sure that it's down correctly!

This is my only issue.I am trying to figure out the best route to generate the downpayment needed (or get 10% down).

If they do not have any direction and goals then they surely are not going to be helpful getting you maximum results with yours.Regular residential agents you cannot blame them for wanting to work with regular buyers and sellers.
