My brokerage does not want to be associated with anything except the higher end retail market and sales. 

If you go to sell a home at retail you'll need a good one and they'll charge between 5%-6%.

REITS are huge pools of money invested in all kinds of real estate IE. office space, retail, storage, industrial etc...You then get a portion of the profits paid back to you from the rent collected.

As investors we don't see value in some things that "retail" customers will pay extra for.

You will have the disadvantage of competing with other retail buyers who may be wiling to spend more.

From what I understand about Z-Buyer, they have a system where they qualify leads so the leads sent you are motivated, not retail sellers.
