I just don't think it's morally right to lie to people & I don't like to see people taken advantage of! 

@DaVontaye Jordan, there is too much here to give really good advice plus it looks like you're in NV and your state's laws may differ but I'll try to give a couple things to think about. 1.

no reason to retitle the property. although I think you have the right to do it in many instances. but why ? 

I am looking for a legal document encompassing a release of liability as a  template that I can send to renters to electronically sign so I am protected. 

i think carrying costs like interest are something investors love to omit. 

The property is located in a business district and does not have residential district restrictions, so I think STR is allowable to some extent.

I think they hold all loans in house so could potentially be more creative.  

I already got my first property under contract after only 5 days of calling but as I am looking more into it I think I may have made a few mistakes.

As someone else mentioned I think that Househacking a multi family is your best bet and the recommendation I give to everyone looking to get started or even someone looking to buy their first home.House hack is the easiest barrier to entry becasue your cost for downpayment can be as little as 3.5% FHA or 5% conventional, and you usually get the best rates as a primary residence borrower. 

I never anticipated that the bank where I held an account would be acquired by another institution, leading to the disappearance of my account.I want to buy a house in of those 50 states, but I think I need a credit history.
