Instead of creating a parent company, would it be smarter to just personally sell each individual LLC and receive the payment in my name?

I would see if that seller, your PM, is willing to consider picking up a part of the replacement expense, since you received a credit for less than half the replacement cost, but two years is far less than half the life expectancy of a roof.

When we closed at the end of may, we received a credit on the HUD-1 for property taxes owed by the seller for Jan through May.

If you have done your homework and received a couple quotes from contractors to confirm the 20k in repairs quote, and then it would be nice if you can reach out to a realtor to confirm the ARV (maybe you can list the house with them if that ends up being your exit strategy)..
