I typically give a $50-75/m maintenance discount off rent to a tenant that is willing to do the small stuff and coordinate the big stuff for me.  

I'm now to the point where I'd like to have the same person/company (instead of retraining new maintenance tenants).  I have trouble paying 12%/m (~$400) just for coordination and no work included in that (e.g. just fix the small stuff like re-lighting the H20 heater).  Do flat fee property managers exist (I understand I would pay additional for large maintenance if the cost is above X)?
