The places mentioned earlier had excellent ROI and low taxes and the thoughts were that baby boomers may head to these areas and therefore increase the home values in the future.I have five more years before I can receive my pension.

So the risk of owning this lien is you pay for it and can't really recover any type of cash flow if the Mortgagee or HOA file to receive those rents.I know there are some strategies out there messing with this situations but I personally am not too fond of them.
