Does a REI need a website

I'm switching from SFRs to multi-family properties. I looking to find owners who are not receiving the ROI they planned and would like to sell or who are planning on retiring and want out of the landlord gig. I have the money to buy 5 this year, 12 to 20 units each.

I plan on post card mailing and follow up with a phone call. How would a website help me.

Has anybody tried calling non-broker affiliated management companies?
