You avoid 8-12 months of pain having to deal with builder delays, ground breaking due to winter/hard ground, costs of materials or shortage of inventories, etc.If that’s not your cup of tea you still have Charlotte, Duram and Fayetteville all offer some great sale prices on SFR's and 2-4 units for STR/LTR.Owning a home is a plus to get started if there is equity to use and you want to stay cash fluid just pull out some cash through a refinance or Heloc to cover the DP on the new REI.

I have regretted every single sale we have done.Learn more about your local rental market and the specific houses you are competing with.Put together some long term models, 10-15-20 years and consider appreciation, rent increases etc. and make your decision based on an objective analysis of your overall financial condition over that time.You will probably see pay increases over time, your primary will get easier to pay for and in a few years you will really appreciate the growing margin between income and expenses by keeping the rental.

I personally am willing to hold onto properties at slight loss or low cashflow if that means I can hold the asset for long term while providing a quality product for my tenant knowing that time will bring a higher return.

Like some Guru's say you dont need hundreds of units in some expensive markets like ours in the PNW you only need a few free and clear SFR's (build multiple ADU's) or MFR's (or low leverage/free clear close to) in order to reach your financial freedom metrics.There are local lenders who can give you options even past 10+ fannie/freddie products not just relying on private capital from DSCR or non QM products (these are an option too) however there are pros and cons.Id say the benefits of the DSCR product line is that some of them can go up to 25+ financed properties while some DSCR lenders can only go 4-10 or 15 tops.
