We have been working with Caroline Davis, from New South Realtors, on the purchase and ongoing management of several newly built homes in the Madison/Athens area.

The land doesn't even have to be sold: The mitigation banking is a double-dip on the land, after the TDR harvest, so it will eventually end up on a perpetual trust, with no ongoing personal management requirements.LLC Membership-based ownership isn't for just these first properties, but for everything that I'm doing ongoing in this land conservation credit niche, with a dozen or more cheap high-yield properties waiting on my acquisition list. i.e., Joining the party is not a one-shot deal, but a ticket to the full ride that I'll be doing in this niche.

I don’t think I would take issue at having you sign something on the one deal you were working on together, but I wouldn’t consider signing an ongoing agreement.
