They may keep their car longer or not have a car and rely on public transit and an occasional uber.People in tech, entertainment, investment management/finance, aerospace & defense, and international trade tend to make high incomes and there are a ton of those jobs in LA.

It has throttled the property market in NJ where there is open space, great schools and an easy commute to the city for the occasional meeting.

Banks do occasionally foreclose on Subject-To deals.

While we occasionally have to go down the eviction path with extremely delinquent or disruptive tenants immediately after Close, our process of re-lignment and issuing of new leases typically addresses the problematic group.

Apparently the guy in the unit above was a druggie and passed away recently from an overdose and nobody was living in the property above even though the druggie owned the unit.The druggie was married but the wife was not listed on title or mortgage and just coming occasionally to check on the unit.

I primarily look for homes within top rated school districts in neighborhoods that are at least 30 years old, and I actually prefer neighborhoods that are within or near a historic district.I have over 20 years of project management and 3rd party inspection experience so when I grew frustrated with contractors I decided to take matters into my own hands and started my own remodeling company mainly for my investments, but I also occasionally take on projects for others.

Purchased a second home and took a chance trying to rent it occasionally as a VR.  

I really only see 3 options: 1. have the upper unit take the exterior route, 2. install stacked laundry in the upper unit, or 3. work something out with the bottom unit to allow occasional access for the upper tenants to get to the basement for laundry.
