IE post this.Brian B did a little research the property was lost to foreclosure with no bidders so there is no overage to collect those investors lost everything.. unless these sponsors are going to make them whole.. which I suppose could happen. not likely but it could

Hi Steve,I am certianly no expert but I believe the P&S agreement on a Sub 2 is not necessarily entirely different to a standard P&S agreement but I have seen Sub 2 versions to have verbiage such as the excerpt in the sample below, in addition to all the other standard clauses/ sections - as with anything, I would suggest you run this past your attorney to confirm it works in your state/ for your needs.

Being that competition is big, it no longer makes sense the numbers that have to be offered in order to get the deal.I’m looking in to shifting to out of state and I’m open to be on site pretty often by hopping on to a flight.I’m debating between markets in TX and Ohio but in the same time willing to hear that I’m completely off between these 2 states or that their are better.I am looking for places where population is growing, prices are not too high, landlord friendly, rent are above $1200 for 2BR, big businesses and jobs and a very big focus by me is to be in a safe area.I would appreciate if I can get some honest opinions on this.

There are currently 9,000 properties listed in Lee and Collier counties and 2,000 or 22% took prices drops in the last 7 day alone.Adam -- The builders that I network with are having no problem selling new builds, even before the CO is obtained, hence why there hasn't been a noticeable slowdown in the Cape Coral market.
