If you can enlist a mentor (someone successful) to help you with the search and bounce of the deals with them.I'd identify your budget, your search criteria and the exact neighborhood / perimeter of where you'd like to be. 

My strategy  will focus on Buy and Holds in C to B neighborhoods using the BRRRR method. 

I came across a compelling 23 unit listing in the fairmount neighborhood of Cincinnati.

Not many vacant lots in the area, in fact this is the smallest house in this neighborhood, most houses in the area area average 4000 sq in 5000 sq ft lots.
