@Brandon Turner's "The Book on Rental Property Investing" is absolutely great, and the audio version is fantastic - it is well-read, and he makes all the figures available online and tells you the URL (on Bigger Pockets) to view the figures.

As a passive investor your success is completely tied to the quality of the operator no matter turnkey investing or syndication. 

No matter what though I only put carpet in bedrooms, hallways, or stairs (unless the foundation was just complete garbage).

(Houston, Austin, Fort Worth, New Orleans, Oklahoma City) and learned some "sure fire" ways to garner good, reliable, conservative, numbers for me to base my "comps", no matter where I found myself.Find someone local, who knows the area and works it well.

But asking us to participate in structuring the cover up, not to mention posting it online, strikes me as rather poor judgment.There are plenty of ways to grow SDIRA's/401K's/HSA's/CESA's legitimately. 

Maybe not as good cash flow wise as South Dallas, but if the tenant doesn't pay for 2 months of the year, it really doesn't matter.

It seems to me that everyone/everything I read online is about success via leveraged investments.

I believe there is an online registry of sink hole homes, at least those with insurance claims.  

There is a lot of land available and the area and I've always thought it was a matter of time before you saw more development moving in.

@Ryan Wilkerson put the money in the bank and keep it for operation costs..get our site up to date...host a networking event at your current flip...do not spend on mailers...let the wholesalers do that and you go find your own deals by networking with agents and searching online yourself.
