- last week we rented a dumpster and completed all demo, including kitchen cabinets, appliances, laundry room, and main plumbing wall, and I had the old-inwall furnaces torn out.- I was able to get all the electrical wiring repaired.

Hey Brian, different lenders can be flexible but it all comes down to you debt to income ratio and how much rental $ they'll consider towards income (usually 70-75%).

Lenders who count income from house hacking in DTI?

And with anticipated child support added in, just counting my W-2 income alone raises my DTI too high to qualify with all my debts total.So does anyone know of any lenders who would count that spare bedroom income in my DTI for refinancing?

You never get to see the inside of the house or asset securing the debt unless its been abandoned and the bank had to secure it and they took pics.
