You want to look for the flexibility to not be subject to Co-Insurance requirements or minimum earned premiums and varying choices in deductibles and coverage forms.

There's also a free local real estate investors' meetup that meets monthly which I co-host along with @Aaron Yates . 

Lots of times you find really nice stuff at the utility co (gas and electric) auctions.

I have a similar problem as you I have 55K in student loan debt because I co-signed my son's loans.

I'm new to Colorado Springs  and am looking to get my feet wet in the RE industry. 

We have some questions on loans/tax implications for the business that we're hoping to get some feedback from others on.We are able to get a co-signed personal residential loan as an investment property.  20% down and 4.5% APR.  

To me it's clear as day that the market is speaking and 14 is not enough, if they paid these people 4 bucks more an hour, there would probably be no turnover.I'll ask the waitresses and my co workers "don't you guys find it odd that we are paid so much compared to the other employees? 

I'm wondering if there's anyone on here from Northern Colorado that's an investor or involved in flipping houses up here in NoCo, I'm looking for more info from someone that's been in the market for a few years.
