If she's ahead of the lien, & there are no public traces of it being filed - transfer that house out of her name - Shhh - did I just put that in writing?

It is my understanding if he gifts us equity there is a transfer tax on that, is that true?

How does the individual tax savings of the 1031 from an SFR transfer over to the business purchase?  

What I  mean by 'true' -  is the property is held free and clear with no liens and close at the title company (title transfer into your name), etc (just like a normal bank financing, but held by a private individual).  

So once the property closes, we now have to see a real estate attoryney to get title transferred to our LLC.The seller of the property did want a pre-approval, so I just asked my residential lender to send me one for the amount needed.  

If the property was vacant when you wrote up the purchase agreement then the prior owner is who you send any inquiries to.Check your purchase agreement, were any leases transferred or going to transfer to you the new owner for the property?

I work w/a syndication team and we take in investment dollars from international investors.  

A mechanics lien doesn't involve the transfer of any money.

The transfer in and out of your llc can be considered a change in title and can make it more difficult to refinance too.  

My long-term goal is to build an investment portfolio of 25+units Sfr, purchase a 50+ unit apartment complex and enter franchise & international investing, creating complete passive income streams for myself, allowing me to travel, volunteer and educate.
