We state Debits for Unpaid Rent, Unpaid Utilities, Unpaid Fees, Missing Items, Damages, Extra Cleaning, Extra Trash Removal, Other.We charge for everything we can, if it is legitimate and reasonable to do so.

We have a vacation rental in San Antonio, and the numbers look something like this:Market Value of the Property By Itself:  $166,000Value of Furnishings, Appliances, Etc:  $17,000Net Income for 2015:  $21,000 (converted to a short-term rental in March of last year)We have accumulated a great portfolio of reviews, etc, but we're are looking to utilize the proceeds from the sale of this rental to re-invest in a commercial property.

Louis area, may have originally been used to house construction workers, but that is merely speculation.The biggest issue with splitting up a property is the requirement to split the utilities.

While I am not familiar with CA zoning, I know in some areas that a mother-in-law type suite is not a separate dwelling and must share utilities and often can not be rented out.I would confirm this personally with the zoning department, and not just trust the Architect, since you dont have previous experience with him.
