@Alexander Moses  best thing if you actually want to be in the industry is to simply get a RE licnes and go work for a brokerage that specializes in what interest you..

I've pretty much just worked in the commercial industry and I'm aware that business is conducted differently in the residential rehab market.I was just curious to know how most General Contractors set up their payment schedules when working on a rehab?

Was wondering if there is a sweet spot  when it comes to purchase price and assignment fee.

Hey everyone, my name is Mike, and I just joined the site.I'm currently living in Stuttgart, Germany, but I'll be moving to Charleston, SC this summer, where I have my primary residence and 2 cashflowing SFHs.I'm hoping to expand the operation and get in on some multifamily spots, and learn about flips. 

We're preparing for a new tenant,  and our property manager has asked us to do about $9000 in repairs, including carpet replacement (3 years old,  but it's got some filthy spots), replacing polybutelene plumbing,  and of course repainting and patch work.

It would be a pretty big deal for the real estate industry and make projects on BP much more viable to fund.
