That contract expired last year.This sounds like an option to purchase otherwise at COE, the title would be in his name and at the end of the 'contract' you would have been fully paid off.

I'm buying one now w/o agent but both of us know what we're doing, I used a land consultant to negotiate (complex deal with easements, etc), we put the PSA in front of an attorney for review and then opened escrow with title company.

If anyone comes across this post, I ended up having my attorney draft a contract that outlined the specifics of the deal, and then used a Quit Claim deed to add my name to the title of the property.

It seems as though the property you looked may not need to be sold.The PR will have to change the title to her name and then refi to get out of the reverse mortgage which will not transfer to her.
