As it stands now I have a couple hundred grand tied up waiting to close.

Until you have dropped $30,000.00 (thirty GRAND) of your own hard-earned money on an actual rehab, been stressed out when you are running short of funds, or had to explain to your significant other that you cannot do X because you spent it all at Lowe's, your cute little 1-sheet deal flyers are probably going into the trash/toilet where they belong.

Been pondering the idea of buying up some land with the intention of having chickens, goats, etc while also growing some sort of fruits, and ideally the land has some timber I can sell for a few grand.

I know that each property is different, and has different needs, but I know that where I live, basic cosmetic rehabs with HVAC updates and minor plumbing and electrical can run 50 grand....

Anybody in the Wyoming, Kentwood or Grand Rapids do this?

Figure on around 6 grand for a basic bathroom remake .  

The way I see it, if I sell I lose about 10K (between the house probably selling a for a couple grand less than I paid, closing costs, and commission) which means I would have to own the house about 6 years before I reach the 10k mark.
