I am a newbie and am looking to invest about a 100K and I Spoke an investor/agent and he talked how I'd be able to stretch my money and buy more properties using an MIP purchase I'm just curious how it all works and where can I research this further?

So we are in the finalizing stage of lease agreement.

I believe two years after I sold the building at age 41 the boiler finally got replaced because the new owner was dating a plumber who got her a new one at cost and did the installation for free.

Finally we got the property!

He’s sent more than that but my workmen are stretched thin and it doesn’t make sense to me to keep buying more properties when I’ve already got things under rehab now.

Final product was a fully-renovated home ready for a first-time buyer in a great neighborhood!

@Todd Goedeke hopefully I'll be adding that to my arsenal when I finally quit the W2.

After driving by a parcel of land (5-acres) for a few years it finally clicked, why not consider putting on PM hat as developer. 

I followed a  few on the market that had been so beautifully redone on the inside that they looked like a new build, but still took many months to finally sell.

Finally as you "move up in scale" with larger assets the competition becomes different and the pool not quite as large.
