Most likely they are not going to want to extend payments over 360 months (the seller doesn’t want to think about it for that long).

My loan amount is the full purchase price.From Bank, it's 80% loan, 20% down payment held at bank as a CD in the seller's name which they can take back as collateral if I was to get upside down.From Seller, it's a sale with 80% paid and 20% held as a CD to be released once I reach my 20% equity mark in my loan.

Just make sure you're prepared to keep the HELOC extended at least 6 months before you're able to refinance it (conventional guideline) unless you're using portfolio money for the refinance.

@Jason Martinez one more thing that you might run into....if your property has been vacant for an extended period, IPL will require you to have a licensed electrician tag the meter head to certify that it is safe to turn the electricity on.
