However, I followed through on early smaller deals with my lenders and built a reputation with them.

They have a great reputation in the market and are good people .

Real estate is very much a social business, your integrity will be tested, your ethics will be challenged and as any good business person realizes, your reputation can not be purchased.

Find a reputable mentor in your area and hire them to consult with you one on one!

I know, future jobs, reputation, etc., but, if they have a lawyer or any common sense, they're likely to tell you to pound sand.

Nothing is sure thing.If the contractor says the repairs will be 20k and you don't have enough to cover that then you will have to explore your options of how to pay or walk away from the house.Eventually when you do enough of these houses you will have a general ballpark of how much money to set aside for repairs.
