Take some personal development course(s) to learn how to let go.This is a business, and that means turn the emotions / ego off and follow the rules you choose to establish and those which are put upon you as a property owner.Delegating is part of that.

They are playing on your emotions and fear of having to find another tenants....Run this like a business.....not a homeless shelter....... start the EVICTION NOW......

Talk to a local property lawyer about the issues associated with pets and in particular the emotional support animals. 

For my wife and I we made the emotional decision to not carry any debt over our heads (literally).

Once you do the math your emotion to that property might just start to waiver.  

Have to stick to the numbers vs getting emotional.
