Yesterday my new tenants went to move in and all day day I was getting text and calls from the existing tenant that their dog is pooping all over the yard.

I inherited 2 tenants with dogs(total of 7 dogs).

After about 10 years it gets pretty dog gone good you choose who you want to work with.. you wake up to an e mail from a client you sold a house to 7 years ago that now wants to list with you.. and right now listings are money in the bank.

I wanted to show someone the $97 manual that got me started, but I can't find it....I think it was lost in the divorce.As were the dogs...the couch...the TV...the self esteem....

Go out into the marketplace and fill their "orders".Become an order taker, then fill those orders.Same steps as for bird dogs, really.Too many would-be wholesalers skip those steps completely.

We've had a few different tenants get us in the dog house for not taking good enough care of their lawn/exterior.

If it is a refundable deposit, I call it a "deposit increase" and avoid using the term "pet deposit" because that implies it is only for pet damage.The deposit is $1,000 and you increase if $500 because the tenant has a dog.
