Then yesterday the bomb dropped that they are thinking about living together and wish to discuss the lease, during a short conversation with the boyfriend he said they were thinking about just reverting to my original asking price for rent at $1575 but obviously that’s not happening.Just want to get some insight from fellow landlords in the forum on how to move forward with a situation like this.

My first purchase I used a partner to obtain the bank financing as well as the down payment so I was zero out of pocket on my first 4 or 5 deals (all of which with purchase prices well under $200k.There are many ways to skin a cat so if you don’t qualify for the traditional bank loan, get creative but in doing so, be very careful in using OPM.

Hi guys,I know there are tons of discussion regarding getting a loan under your name and putting the title in your LLC.May be I am not looking hard enough but I can't seem to find how to do accounting in this situation.How would you bookkeep expenses (closing costs, property tax, mortgage interests, etc )?
