Hi, We are in Rochester, NY and need to take out an old irregular sized tub and replace with tiled walk-in shower (not enough room to replace with new standard sized tub) and shelving on one side (this solves our dilemma of making more storage for 3 people in a very tiny bathroom).

The only way to get it to conform is to solve...The water problem: Both are on one water/sewer line, so new lines would need to be run ($15-20k rough estimate) to split the property, which we would need to do to refinance to two separate 30-year fixed mortgages or to sell the houses separately.Options, as far as I can tell:Buy and hold with ARM and pay adjustable rateA bad idea?

So, in two years you really need that college fund, that's not a problem really, part of your note can be paid in a lump sum when it's needed.Much of risks and headaches have changed today, loans are set over to loan servicers who send you your money, you don't do collections or any administration of the loan anymore.You know your property better than any lender ever could, it's still your collateral and there are investors who can buy your note so you never have to be concerned about the property.Chad is right, it's about solving their problem.
