Hello All,Does anyone recommend an all-in-one investor dashboard/software for sourcing and finding deals, aggregating relevant data about specific properties (current owner, T-12 rental history, current lease amounts/dates, nearby hyper-local features (hospitals, Walmarts, demographic/census, etc.), ranking by cap-rate/cash-flow, rental estimates, and/or evaluating/forecasting/under-writing properties?

You have to know what properties will sell for, how much crime, what upgrades people are looking for, demographics, MLS competition, percentage of renters vs owners, is the neighborhood on the way up or way down, employment, tenant laws, etc

My clients we look for good demographics, traffic counts, quality of tenants, length of primary lease term, higher median income levels, good 1,3,5 miles radius population levels, etc.If you are talking residential houses really the price point and manager can make all the difference.
